U.S. STUDENTS

Most students don’t have much of a credit history yet, so we make it simple: just have a parent or guardian co-sign. It’s quick, secure, and all online. We send a link, they fill it out, and it runs a TransUnion background/credit check (the same info used by major credit bureaus). The $47 screening fee is paid directly through the system—not to us. Just share your co-signer's email (or your email if you are the responsible party) and we will send you the link.

Once that’s approved, here’s what’s needed to lock in your lease:

Unfurnished: $700/month

All-inclusive: $850 flat with $200 apt cap (most students never go over).
Split with roommates: Utilities stay in our name, we bill evenly and roll into rent.
Build your own credit: Put utilities in your name—we’ll help set it up.

Unless someone’s blasting the AC with the windows open all summer or secretly building a koi pond in the basement, you’ll be fine.

INTERNATIONAL STUDENTS

Welcome! If you’re studying in Philly and don’t have a U.S. credit history or Social Security Number—no worries. We’ve got flexible paths to get you housed fast and fairly.

Your 3 Easy Options

U.S. Co-Signer
A parent/relative/friend in the U.S. with income? Great. We’ll run a quick, secure check on them and you’re set.
Approved Guarantor Service
Use a student-friendly third-party guarantor. They guarantee your lease (you pay their fee), and we keep the process smooth.
No Co-Signer? No Problem
Show proof of funds (bank statements or scholarship/stipend letter) that comfortably cover rent. We may ask for a standard deposit and first/last month’s rent—always within PA law.

How It Works (Step-by-Step)

Say hi & pre-screen (2 minutes): Your name, school, program dates, move-in timing, and which option you’ll use.
Email docs: Passport + student docs + your chosen path.
Fast review & approval: We confirm identity + ability to pay.
Reserve your room: Pay the security deposit (per PA caps) and last month’s rent to hold it.
Sign the lease: We’ll include a short International Student Addendum.
Move-in day: Pay first month’s rent, get keys, take photos, connect Wi-Fi, done!

Utilities & Insurance (Quick Notes)

Utilities: If your plan includes utilities, we’ll spell it out. If not, some local providers may ask for a small utility deposit when there’s no SSN—we’ll guide you.
Renter’s insurance: Required (most insurers can set this up with your passport + local address).

Kate (Sharm) began her career as a special education teacher for deaf and hard-of-hearing students before moving into communication design and technology. With experience in healthcare, the tech industry, and even the photonics and laser fields (including military and NASA projects), Kate brings precision, design, and consistency to everything she does. Her expertise ensures that our apartments are not only stylish and functional but also reliable and thoughtfully designed for student life.

Art Dro started his career as a special IRS agent investigating fraud and corporate taxation while also running several successful tourism businesses. Born by the sea, Art has a lifelong love of water, Harley-Davidson motorcycles, and restoring antique bikes and cars. Known for his craftsmanship and “hands of gold,” he brings creativity and hands-on problem-solving to every property upgrade, renovation, and repair.

Together, we balance design, technology, and craftsmanship. Art Charm Living was Kate’s long-time dream, and Art helped make it a reality. Today, we work side by side to ensure that every property meets the highest standards of safety, convenience, and cleanliness.

As parents of four, we know exactly what families worry about when their kids move into off-campus housing: cleanliness, safety, flexibility, and reliability. That’s why we created Art Sharm Living to be different from the usual “college apartments.”
